One-of-a-Kind Converted Firehouse in Cole Valley Incredibly unique, this xxxx firehouse revival offers a one-of-a-kind opportunity to own a piece of San Francisco’s history. Situated at the pinnacle of Ashbury Heights near the entry to Twin Peaks and overlooking Cole Valley and the Sutro hillside, architect Newton J. Tharp designed this outstanding structure in the Mission Revival style with structural elements that were built to last. Historically, this outstanding property housed the horses to draw the fire engines. The roofline tower, with its bird’s-eye views of the entire city, still contains hooks used to hang the fire hoses out to dry. When award-winning San Francisco interior designer Leslie Bahr purchased the building, she obtained a full set of the architectural documentation dating back to its original construction. Subsequently, she faithfully restored all the missing crown and cornice details, had the plaster arch surrounding the monumental front doors reconstructed, and carefully considered the adaptation of the building into two units that would each maximize the scale and monumental volumetric potential of the spaces. Successfully condo converted, 10 Carmel, situated at the west side of the building, has soaring ceiling heights on all three floors: 18 feet on the first floor, 12 feet on the second, and 10 feet at the top. In order to mitigate sound transference between the two units, a double party wall system was constructed with a one-foot wide air gap and full-height insulation. The interiors of the townhouse are thoroughly modernist, providing a striking contrast to its historic exterior. Designed as a split-level, the first floor is comprised of a living room, kitchen, dining room, and study with 1.5 bathrooms. One of two existing fire poles remains here as well as the historic spiral staircase, floating in the space like a monumental sculpture. Many of the doors were reclaimed from their original use in the building and have been stripped of layers of ancient paint to reveal the metal finish that was used to protect them from fire. The original wood floors in the living room are stained in rich ebony and retain their gently worn character. A series of cantilevered maple-clad steel stairs lead up to the kitchen, dining room, and second floor. The kitchen features all custom fabricated stainless-steel base cabinets, white lacquer upper cabinets, alligator embossed black quartz countertops, a Sub-Zero refrigerator with separate freezer drawers, a Viking commercial-style stove/cooktop, and the latest in Chilewich vinyl flooring. The dining room is clad in pale limestone floors with a custom low-voltage circular light fixture at its center. The full bathroom on this level contains a shower with glass mosaic tile, an Italian wall-mounted sink, and a Toto toilet. Two full-sized bedrooms and baths comprise the second floor, all with great attention to custom detailing. The master bedroom has views of Golden Gate Bridge and two small walk-out observation decks. The bathroom off this room is a spectacular configuration of Calacatta oro marble installed full-height behind the pair of Philippe Starck sinks and cabinets that were hand-finished to mimic the swathe of mother-of-pearl tile that makes a path across the floor and up the wall behind the oversize tub/shower. Stunning and monumental in scale, echoing the historic original, a new spiral staircase leads to the third floor, where any number of possible configurations might exist, depending on what is most desired: a large office space or family room, two additional bedrooms, or even the master suite, with an existing full bathroom and freestanding shower, three closets, and outstanding views from two skylights and rear windows. Not least of all is the basement level, which houses a bonus room and laundry area that could house any number of possibilities as well. This level opens out into the charming rear yard with vine-covered railings, a vertical green wall, a patio, and sparkling green artificial grass. The outdoor area expands up to both a large grassy deck over the garage and another large deck off the living room; an entertainer’s paradise!
